Edit: I forgot to mention that most people will use Net Internal which is measuring each room and adding them up whereas if surveyed correctly Gross Internal includes internal walls etc. I doubt many of the measurements EA quote are true GIA as this would require more than measuring each room.

tbh I never take a blind bit of notice of what it says. I've seen the property and know if it's big enough and how it compares against others on the market...

I have a look on Rightmove to see when the house was last sold as you might see a floor plan. Compared that floor plan with your current one to see if there is a difference.
You can also check comparable properties to your one too which may be actively listed0
