Period of Rental can it be increased after initial period

after listening to some peoples comments regarding rental and some tenants saying they love renting but would like a longer contract is there any systems in place whereupon once you have had a tenant for say a period of 1 year and everyone is happy a new contract could be carried on but with an extended period say i.e. 2-3 yr contracts which would help rentees feel more secure for a longer period

You can include whatever "period" you like in your tenancy agreement. Whatever suites you and your tenant.
However, none of us can see into the future and people's circumstances can change. I have been a owner occupyer(twice), Letting Agent, Property Developer and a Tenant. My own view on renting is as a tenant I would always like better security of tenure (a longer term to my agreement) its only common sense making the tenant feel more "settled" and not having the worry and expense of having to possibally move out with just 2 months notice. I also understand that the landlord has to protect his/her self.
But normally your solicitor will tell you to give your tenant a longer term if you like, but to include a 6 monthly "break clause". Any tenant worth his salt will realise that although the term in the agreement may say 3 years that the break clause - in effect - still only makes it a 6 month "guarenteed" tenancy period for the tenant.
The only way to make your tenant "feel" more secure is to give him an agreement of say 2 or 3 years WITHOUT a break clause which could involve "risk" on the LL's part. However you could minimise that risk by not giving this type of agreement at the start of a let but - as you are thinking - when it becomes time to renew and you have experience of the tenant's past performance.
Personally, I "hate" 12 month AST's with a 6 month break clause's. They show contempt for the tenant.0
