What to do for the best??

Ok so I have been going back and fourth with decsions for over a year now and I still don't really know what to do.
I have two companies that I am involved in. The first I setup 7 years ago and has a healthy 75k in the bank nothing owing and money coming in of around 2k profit per month.
The second business I am 50 / 50 on. It is doing Ok but still in the early stages. It provides a wage and a small dividend in the first year.
My house is owned outright, I've lived there for 6 years and I paid the mortgage off in full last year. House is worth approx £200,000
I am 30 and want to move to "the next level" house wise. Ideally a 4 bedroom detatched but they are few and far between in the area and its proving difficult (looking for over a year and not managed to secure anywhere). We could stop in the current property, it is a nice area and has everything we need so that is something i have considered also. If i do that I could invest money elsewhere. Rather than buying a bigger house and having to pay a mortgage on it.
I'm also considering the impacts of brexit and when rates go up as the houses we are looking to go for are going to be around the 500k mark so I'd be looking at minimum £250k mortgage.
I have a buy to let property which is worth £105k and has 40k left on mortgage.
We have combined savings in ISA's, santander 123 etc... of about 65k
The second business needs a shop front. We currently work from an office that we rent at £400 per month.
I would like to invest in commercial property for the future and rent this to the second business.
It seems silly at the moment having no mortgage on the house when rates are so low. I could have a mortgage on the property at 2% and free up £150,000 to invest elsewhere.
Advice and suggestions would be much appreciated.
