Choosing where to live south of Croydon

Hi

My wife and I are moving from a rented property in central london to purchase a property somewhere more affordable, potentially South Croydon, Sanderstead, Purley, Warlingham areas.

We don't know these areas very well so where would you recommend? any advice would really be appreciated :) Key factors for us are good schools as we are expecting a little one in a few months and good transport links to London for work.

Or are there any other areas that we are overlooking in South london that may be better suited?

    West Wickham and Hayes? A bit further east, trains to Charing Cross and Cannon Street, schools in Bromley are supposed to be good, easy access to countryside.

    Would say depends on budget and type property you want.

    South Croydon, Sanderstead or Purley will have the best train links.

    Ridgeway, Gresham, Atwood, St Peters are all good primary schools in South Croydon. There are also decent private schools as well

    Further out Coulsdon is cheaper and you will get more choice there.

    They are all nice areas :-)

    There's also the Tramlink which connects Croydon itself with some of the outer areas, though this tends to be more eastward (and ultimately also connects across to Wimbledon).

    I would suggest having a good look around if you get a chance. Personally I wouldn't move into Croydon itself, but the surrounding areas you listed are all really quite nice.

    Purley feels busier, more like an extension of London as indeed does Croydon itself. By the time you get to Sanderstead/Kenley/Warlingham etc though it feels a bit more like green suburbia!

    Would say it depends where in Warlingham. Not sure there is an actual train station in Warlingham itself. Upper Warlingham has one.

  • Addiscombe is really nice has a village feel, and East Croydon is only a couple of stops on the tram. Croydon is experiencing massive investment atm and being within striking distance of the town centre and the main station gives you lots of options. Warlingham is nice but a bit remote you are looking at probably 30min into Croydon and then onward travel
  • What parts of London would you need to reach?
    Most places in the Croydon area are unfortunately served by Southern Fail; misery on those lines has been going on for more than 2 years. Workers are now refusing to work overtime, and Southern is cancelling lots and lots of trains. From certain zone 2 areas last summer, there was 1 train per hour at peak time, instead of one every 10-12 minutes.
    I have no idea how long this will last, but it's a risk I wouldn't ignore.

    Orpington has faster trains into Central London than the other stations you've mentioned. It has a reasonable size town centre but again, very close to green fields the other way.
