Viewings

Hi All,

Can I ask for some advice?

How often do you go and view the house after you've had an offer accepted? And do you have direct contact with the Vendor?

The offer for the house I'm interested in has been under offer now for 4 weeks and I haven't seen the house again, or spoken to the vendors. I have driven down the street, but thats it. The vendors pulled out of selling their house 3 years ago because of pressure to find somewhere else to move into, and as yet haven't found anything to buy. I don't want to pester the couple, but at the same time I want to go and view the property...any advice is grateful.

    I think you need to wait until it looks like they are moving forward with a purchase otherwise I think you run the risk of them feeling under pressure again

    I didn't view again , my buyer came back with her whole family once as she had seen it on her own on a viewing day

    I've bought three times and never had a second viewing. With each place the second time I saw it was completion day. Never had any issues, because I look properly the first time! ;)

    I realise I'm in a minority on that though!

    As for contact with the vendors, don't bug them, you should ring the estate agent for now if you want an update on how their search is going, but not too often or you'll !!!! them off. The agent wants a sale too remember.

    I'd view at least 3 times before Exchange.

    I'd also knock on the neighbours' doors and chat, visit the local corner shop/pub/chippy and chat, and visit the street ate different times of the day and night.

    I didn't bother with this house.

    The last house I sold the buyers were "super excited" to be buying it - and visited SEVEN times.... I sucked it up as I was desperate to sell.

    Every time they wanted to randomly view I had to completely tidy up, not cook/go out and loiter until they'd finished.... and panic each time that they'd change their mind!

    I have seen house twice before we made offer and we have seen it once before exchange and completion

    Thanks for the advice, we do are own viewings, as does everyone in this area. The estate agents very rarely do viewings here. The estate agents say that no one knows the property better than the owners.

    We popped round a second time after our offer was accepted to check on something the vendors were offering to sell us. They also showed us a couple of things we hadn't viewed first time round such as loft access and some garage storage (they wanted to show us those, no pressure from us).

    Due to some conveyencing sticking points between our solicitors we did have quite a bit of contact right before exchange because both of us were desperate to get the exchange done and it was easier to speak direct and agree the 'go forward' plans than have messages passed via solicitors.

    As the sale is not proceedable currently I wouldn't view again. What's the point.
    Once you hear it is game on then I would go and visit.

    The agents are just trying to justify a cost-cutting measure that benefits them, which would be fine, perhaps, if they also offer discounted rates, like 0.75%, but I bet they don't.

    There are no hard and fast rules about viewings or contact with vendors.

    In my sector of the property market, with farms & smallholdings, vendors usually do the viewings because they insist on it. There's a lot more to see, viewings take hours and agents don't tend to wear welly boots much. Questions also tend to be more technical than most of them can manage. Where agents attend, say with an empty property, they show the house and then hand you a plan of the land... and leave!

    As a result of the above, I've had very few agent-led in recent times, but I always do 3 viewings if really interested, each with a different purpose. The last is with a builder or two, instead of having a survey.

    Unfortunately, some vendors are the last people who should show a house. Some are very nervous, react to silences by filling-in with any old rubbish and end up saying far too much for their own good. Others are just unguarded. e.g. "Could you move your car about two metres this way; the couple in the barn conversion are a bit funny about parking." Just what you want to hear when buying a place that you hope will give youa relaxed and p[rivate lifestyle! :rotfl:
