Big Enough for a Bedroom?

Hello all,


I am currently renovating our 3 bedroom house, and so far upstairs I've removed the airing cupboard from the landing (a combi boiler was installed to replace the conventional system) and the bathroom has been made smaller to combine the shower/bath, to allow the landing to be made bigger for an open study area.


However, I am now wondering if I could put up a stud wall on the landing to close it off and make a 4th bedroom (a huge plus as I'm hoping to sell for a profit).


The bedroom would be 1.95x1.75m which I fully appreciate would be the ultimate 'box room' and technically is just just just too small for a single bed length (2.01m from IKEA), but it would make a nice study or childs room.


What are your thoughts on being able to sell the house as a 4 bedroom if I did this? Is it worth it? There is a window and radiator on the landing, so it would only require a stud wall and door.

    I would keep it an amazing spacious 3 bed rather than a 3 bed with a box.An extra bedroom does not always mean extra profit. It can help but an amazing fab 3 bed will be easier to sell than a cramped 4 bed.

    It's too small to be considered a bedroom, so I wouldn't waste your time. As a buyer, I would consider it a three bed with an extra cupboard - I'd prefer a large third bedroom.

    If a bit of stud and board increased value that much, half the houses on RM would have 2x2m bedrooms.

    I'd prefer the open space with a desk in it than a big cupboard. It's not big enough for a room and you'll just end up with people viewing expecting four beds and being disappointed.
