Ending a BIT with no buyer

I just want to keep myself right on this one as I've not been in this position before. I have listed a set of furniture on a BIT. Someone bought it from me 3 weeks and then asked to to cancel it as they had only meant to watch it not buy it. Did that, then relisted. Got my fees back. I still haven't sold the set and have had some ridiculously low ball offers which I have declined.
My next door neighbour has said she wants to buy the items which I am happy to do as it's much less hassle than looking a delivery and other unknowns when dealing with cash on collection.
So my question is how can I remove the listing? Will I get a defect for this? I've not listed it anywhere else it was just a random conversation that sparked my neighbours interest.

If you did cancel correctly and the buyer was released and you currently have no live offers, then you can end the listing without issue. If you have had anyone ask you anything that may fall foul of ebays current new policy on addresses/tel numbers then at worst you will get a 7 bay ban.0

From memory, you need to have at least 12 hours left on the listing to end it, but I'm not 100% on that.
I found this which seems to suggest you don't have to worry about the 12 hours....There may be times when you need to end a listing early – for example, if you discover that an item you're selling is broken or damaged. If possible, consider revising your listing instead of ending it, adding more detail to the description.
To end a listing, you'll need to have a valid reason, and you'll need to meet certain requirements which depend on the amount of time left in the listing and whether you've received any bids. If there are fewer than 12 hours left in the listing, additional restrictions apply.
Valid reasons for ending a listing:
The item was lost, broken, or no longer available
A mistake was made when creating the listing, such as an incorrect starting or reserve price
Important things to know:
Some restrictions and fees are associated with ending an auction-style listing early. You'll still be charged for listing the item (insertion fee), ending it early, and using any listing upgrades.
There are no restrictions on ending a fixed price listing early
If you regularly end listings early, your account may be subject to limits and restrictions0
