New oven in rented house

    I think the answer is not clear cut it depends on:

    Whether the LL can easily let to someone else
    How long your tenancy agreement will be
    Who is going to pay
    How much disruption it will cause to the kitchen
    Whether you will expect to remove it at the end of tenancy
    How much the rent is compared with the cost of new appliance.

    So as a LL if I could get another tenant who don't want this I would but there is no harm in asking.

    You can ask and they can refuse. The deeds thing is important though. A private landlord could agree to alter the kitchen but they can't alter the deeds. The estate agent won't know what is in the deeds regarding running a business unless the landlord has told them.

    There are ways about it. They could agree to the new cooker, agree to fit it themselves, but increase your monthly rent to take into consideration that you will benefit from a nicer oven.

    Or they could say ok to you fitting your own oven as long as you prove it's been fitted professionally and for you to store the old one and put it back when you move.

    Or they could say no. As you've said, you can only ask, you get all sort of landlords.

    Thank you guys. You have given me lots of sound advice. I shall list it all down and chat with agent. Can't hurt to ask. Thank you all for the input. Much appreciated. Will post the outcome here once I have an answer.

    Surely it's not just the landlord's permission for the business.

    If it's a flat, freeholder permission may be needed.

    Ant there may be a Planning consent issue.

    As for oven, you can only ask, and see what the LL says.

    If you would have to install a suitable oven in a rented house, have you thought about renting a small unit and doing the same there, separating the business from your home and reducing complications that way? Perhaps you could seek some business growth advice.
