Expedited Land Registry?

Can anyone please provide details of how long the current process is for splitting a plot and registering the new plot with the land registry. Our mortgage lender will not progress out application until the new title deed is officially registered with the land registry.
Is there anyway to expedite the process due to our mortgage exchange being dependent on this being completed.
Thanks for any advice

    there is an official Land Registry rep who is probably the only poster on here able to give a worthwhile response, but you'll have to wait until Monday for it at the earliest

    That's 2 seperate steps.

    The first will depend on the parties involved, their solicitors, and their surveyors. And whether the split is straight-forward or encounters hitches.

    The second depends on the Land Registry.

    You can apply for an application to be expedited. The application must come from the person who made the initial application and must contain the reason(s) why the application needs to be expedited and evidence to the same.

    da_rule is correct - whilst such applications are rare some lenders insist on a 'split' as described before they will lend.

    From a purely registration perspective it is deemed unnecessary so you will need to submit the application along with an explanation as to why it needs to be split and a request to aslo expedite it. We will need sight of the mortgage offer details including timescale for expiry.

    The processing office will then consider the request and advise accordingly re acceptance and if a yes, expedition also.

    The current average timescale is now around 50 business days. Expedition will shorten that timescale considerably but registraiton will be dependent on the quality of the application and/or whether a survey is then required.

    If a survey is required then this can take 10/15 days to arrange and complete so should be born in mind. If the application is not in order this can also lead to a delay whilst we wait for the applicant to respond.

    Our mortgage advisor has approached numerous lenders and they won't initiate a new mortgage application until we have the official land registry documentation, this seems to be the new market norm.
    We have had a full building survey completed so the only bit of the puzzle we are missing now is the mortgage offer, which we originally had in under two weeks so hopefully if we do have to wait for the land registry to be in place it won't take too long.

    Hi, I am currently awaiting the registration of my newly created leases (received by land registry on dec 10th 2017 give or take a day). I have a mortgage offer on one of the leases and the conveyancing is ready to proceed to enable the funds.

    I am remortgaging to repay borrowed funds of which I used to finance the conversion of a house into flats, hence the new leases as the property has been turned into two individual flats.

    I have now been made aware of the 65 working day avg delay on processing such leases. The issues I have are; I work as a building contractor as currently I must work to make interest payments, I also have several investors that are now displeased to hear there is an indefinite delay on returning their capitol. In short this delay is affecting my relationships with them despite it being out of my hands, One party is also trying to assist a family member to buy a house and I am preventing this at present. I had also agreed to late penalty charges on the funds.

    My question is regarding reasonable requests for an expedition. I am nearing a bit of a financial hole and the remortgage will clear all debts. I had read as much advice and spoken with every advisor available and with my solicitor regularly throughout the conversion of this building. At no point was I made aware if the potential delay at the end by the land registry. I am really starting to struggle. Is this something the land registry would take into account? Are they able to give me any eta?

    The solicitir needs to submit the details re your 'hardship' and ask us to expedite.
    If we can expedite it we will and that reduces the timescale significantly so it's usually considered within 7/10 working days.

    Everything tends to depend on 3 reasons
    1. The reasons given are a genuine hardship/need
    2. That there are no prior applications which may effect it e.g they need to be done before yours can proceed and
    3. The application is in order - if it's not the ball is back in the solicitor's court re timescales as they may need to remedy it
