    No different, an EPC would still need to have been completed.

    An EPC is legally required for any property that is sold, irrespective of how the property was marketed, if at all, and to whom the property was sold to.

    Thank you for this information.
    regarding the contract, I have seen many properties that say minimum 1 year contract. What I mean by a rolling contract is possibly not the correct term, my current tenants signed up initially for 6 months and once the six months had passed it just kept going and now we have arrived at 10 years. I do not use an agent so I do not pay fees and can offer a lower rent. I do not use agents because their charging for a new contract to be signed every 6 months is iniquitous and I think is going to be outlawed. Why would I need a building regulations certiifcate for new window and door, they are just replacements.
    i cant believe there is 'lots more' I need to be aware of, my tenant been perfectly happy for the last 10 years and does not want to leave, I will however follow up your lead. Thank you.

    I have read your link, obviously I have done all that as have been letting my property for 13 years, I wasn't born yesterday! I just needed to know about the EPC certificate and deposit requirement as it is new to me and wasn't in force when my current tenant signed up.

    But your first post said "My tenant is leaving after 10 years to relocate to another country.". Is the tenant leaving or not? Will ou be getting a new tenant or not?

    If you've had the same tenant for 10 or 13 years, you won't have experience of the new regulations from 1/10/15.

    Now, maybe you keep up to date and know all about them, in which case I apologise sincerely for doubting your knowlege base.

    But your ignorance regarding the current EPC rules suggested to me there you might also not be aware of other recent changes in the rules.
