We would like to put an offer in on this house:

How much should an initial offer be? I had heard 10% below, so £225k. Does that sound right?
Because this house is larger than many others it's hard to compare sold prices.

Hiya, lovely house with large rooms. If I were thinking of buying this house (which I am not) I would have theese issues - 1 bath for 5 bedrooms! I would be looking to put an en suit somewhare. I would also have a big issue with parking. I would not buy without off road parking for 2/3 cars =yourselfs and visitors. That said, if I were to put an offer in, I would start at 10,000 less and neg. from there. Good Luck...If winter comes, can spring be far behind?

I agree - there's off road parking at the back and permit parking at the front with three permits FOC.I would also have a big issue with parking. I would not buy without off road parking for 2/3 cars =yourselfs and visitors.

How much to offer depends on many factors,your own personal circumstances, demand in the area, availability of similar houses, desparation of the seller to sell - the list goes on. At the end of the day offer what you feel it is worth to you - no-one on here knows better than you do. If they don't accept that then walk away. Personally I'd be offering at least 10-15% less in a increasingly buyer's market. You can always increase your offer, but they won't give you a discount if you offer more than they were expecting to get.0

Hi. Do you know how long it has been on the market for? I would certainly go as low as you feel comfortable , if they say no immediately etc then you can put in another offer, although I wouldn't put in to many offers etc so stage them right.
House looks lovely and love the staircase. May want to remove link soonish as if you put an offer in and it is accept then it shows which road etc. IYSWIM.

The house was on the market previously and 'sold' within 12 days - but fell through.... TBH, I think it will go quickly again as it is so lovely and in a desirable area.
We have accepted an offer on our flat which is from people with no chain. The woman who owns this house has no chain either.0 -
