Buildings & Contents Insurance with a Twist

Hi all
I need some Buildings and Contents insurance for a house i'm buying. There are 2 complications:
1. I will own the house but I will have maybe 3 tennants living with me.
2. The house was underpinned about 20 years ago, although this is still under guarentee and my recent survey showed no signs of subsidence.
I think that both these factors are likely to increase the premium so I would really appreciate any advise people can offer here.

You may be better posting this on the Insurance Board a little lower down the list of boards but I think in your position I'd be trying one or more local insurance brokers rather than t'interweb.
Just done the B&C renewal on mine and all the comparison sites, online brokers and insurers ask you to agree to some assumptions and guess what 2 of them are on most I visited?
Yup, no evidence of subsidence, ever - and only family living with you.
The 2 issues don't/won't make you uninsurable but they may cost you a bit more and/or require individual underwriting which is why I think the knowledge of a broker will probably get you the best deal.

from your post it is unclear it you will have 3 tenants living in your house separately, or, if you will have 3 lodgers. you could be running a HMO which means fire regs will have to be involved. check it out with your local council. Have you got your lenders permission to have lodgers - if not any insurance you have could well be invalid.0
