FTB - Warning Bells ringing?

Son, a FTB, had his offer accepted on a house & the EA wanted his details of his solicitors and DIP before they would take the house off the market. He's done this and after a few days it's still showing as being on the market.
I've told him that some EA are slow to update their listings but what is concerning him is that he got one of his mates to ring up and arrange a viewing for the property and at no point did they say that it was under offer....in fact his mate had no problem in booking a viewing!
I've advised him not to commit any money in the way of surveys etc before at least this happens but is there anything else I should be advising him of?

Yes. A lot of EA's are sh15ter'50 -

He could tell the EA, in writing, that his offer was on condition that the property is removed from the market and that it this is not done within x number of days, his offer is withdrawn.
But he does risk the seller telling him to jog on.
Perhaps the seller has accepted offers before and has been messed around by the buyer and is hedging his bets this time, until he see's that your son is serious. I.e. surveys arranged, searches performed etc.0 -
Why doesn't he politely call the EA and ask why it hasn't been taken off the market, do not mention the friend arranging a booking at this stage.0

Seems like the panic was for nothing ....the EA called his mate and told him that the house had been sold!
I know he's not out of the woods yet but he feels a lot happier now!0 -
Until the vendor has agreed his onward purchase and the chain is complete, he should hold off spending any money regardless of the marketing position.I am a mortgage broker.
