January payment made by parents on 20th so before due but this was the extra payment they asked for to revoke the notice to quit. When i was paid on 30th January I paid another months rent.
28th Feb I paid another month (1 day past due date)
March no payment didn't have enough wages to cover as work PT and was off work Feb/March Time.
April paid 28th (1 day late)
May paid 31st (4 days late)
Thanks for replies but feel the point was missed. I was trying to find out if they can just verbally ask me for extra money in advance ? To keep landlady happy and as I didn't pay in March as couldn't they asking again For extra months payment0 -

they can ask. You can refuse.
Provided you are not in arrears, and pay on time, there is no need for this extra payment in advance.
However as explained above, a S21 notice does not need a reason, so if the LL is unhappy, for whatever reason, he can use this to evict.0 -
The bottom line is that you are an unreliable tenant and having to constantly wait to see if you are going to pay that month, having to negotiate with you, making it difficult to arrange checks will be a stress your LL can do without.
If he thinks that he can get a tenant who will be more accommodating and pay on time and is prepared to go through the bother of finding another tenant and taking the risk of a void period, then that's what he is going to do.
I would start looking for somewhere else because I expect he will want you out. He will see it that he gave you one chance and you blew it.0 -
You seem to think that paying at the end of the month covers you for the month just gone, that's not usually how rent works, whatever date you are supposed to pay on covers you for the following month.
Feb 27th 2016 - six months paid up front which takes you up to 26th August.
What payments were made from August 27th onwards?
It should have been:
27th August pay up to 26th September
27th September pay up to 26th October
27th October pay up to 26th November
27th November pay up to 26th December
27th December pay up to 26th January
27th January pay up to 26th of February
27th February pay up to 26th March
27th March pay up to 26th April
27th April pay up to 26th May
27th May pay up to 26th June
Which would make you current on your rent. Since your initial six months ended you have been due to pay 10 payments. How many have you actually made?
What happened in January for you to need your parents to pay the rent? Surely that should have left you with more money left over to cover March's rent even though you weren't paid that month.
It may be worth looking into moving into a cheaper property as you can't seem to manage your finances very well at this level, if you rented somewhere with a lower and more manageable rent you should be able to build up a buffer in savings to cover things like March when you were not paid.0 -
I know this will sound harsh but I wouldn't have dogs. They are an extra expense to care for and you are having to pay a higher rent amount for them. This can also make it more difficult in finding a new property to take you with pets and will cost more.
Our rent is due on the 30th of each month but our standing order is set to go out on the 27th so it clears our landlords account in time. Having a standing order makes things so much easier.0 -
What im confused about is if you paid 6 months rent upfront, why didnt you put that money aside every month to build a little savings pot?0

Sounds like there's a lot of confusion among posters. To clarify as I understand it (correct me if I'm wrong OP)
* Initially 6 months rent (+deposit) paid upfront while OP wasn't working so no savings built back up
* Then rent paid monthly on periodic tenancy, usually a few days late when OP gets paid
* Notice served due to regularly late payments (section 21? Section 8?)
* Jan2017: double rent paid (extra month from parents)
* Mar2017: no rent paid (effectively used up extra month from Jan)
* Currently rent up to date, but has regularly been paid late (except possibly Feb/March depending how you look at the advance payment)
OP, per your tenancy you should be paying by the 27th each month. IF you do pay an extra month in advance then your payments on your work paydays won’t be late. Or, you could borrow another month’s rent from your parents, keep it in your account until you pay the next rent on 27 June. Then when you get each months wages, you keep it in your account and pay the next month, that way you won’t be late ever. However can you and the LL trust yourself to do that?
The answer to your question is no you don’t have to pay a whole month early but if you don’t the LL may serve notice under Section 8 or 21 due to the regular late payments and start eviction proceedings through the court.0 -

Definately an unneccessary expense when you're struggling financilly.
Definately a negative factor when negotiating with landlords - particulaly if looking for a new property.0 -
If you pay rent late you are in arrears. So recently you have been in arrears every month. So to say you are not in arrears now is true but you are in arrears every month for a few days. Your landlord can probably find a tenant who is never in arrears.0

Not very politically correct of you to say about dogs. People do love their dogs and it does help their mental health to an extent.
However OP, you also need to think about budgeting to see if you can afford to pay rent and look after yourself and the dog. Check out the debt free wannabee forum to reduce your outgoings"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"
