Purchasing free hold query-3 flats and a freehold (and a car park space)

3 flats and a freehold (also a car park space).
Flat 1 wishes to buy the freehold entirely (and car park space).
Flat 2 no interest in either.
Flat 3 wishes to share the freehold (collective enfranchisement) also buy the car parking space.
The freehold owner is trying to sell the freehold to flat 1.
The freehold owner is simultaneously trying to sell the car parking space to flat 3 at an expensive price.
I am flat 3 by the way and am wondering-can the freehold be sold to just flat 1?
The person selling this has notoriously dodgy morals so I don't have any trust in them.
Should I go straight to a lawyer at this stage? Would they expect money before advising me?

The freehold can be sold to anybody - whether that person is also one of the leaseholders is irrelevant.
Selling the freehold of just the car parking space would incur extra legal costs, in splitting the freehold, and may well require all three leaseholders to sign new leases.
If one of the three leaseholders is not interested, then surely the best way forward is to try to come to an agreement with the leaseholder who is interested in buying the entire freehold, and see if they are interested in perhaps a 2:1 split.0
