Honestly bank transfer is no safer than cash, your bank wont refund it

It's not really correct to say that a a bank transfer is no safer than cash.

If you have been the victim of fraud...

    - you can ask your bank to recover the transferred funds (they may or may not be successful)

    - you can report it to the police. They can get details of the account holder who received the money. (Bearing in mind that you have to prove your identity when opening a bank account.)

So it may not be 100% foolproof, but it's safer than cash.

LLs don't need to own the property to rent it out.

    That's correct.

So what you do is check whether the LL owns the property.

If they do - that's a good sign.

If they don't - you ask the LL what authority they have for renting it out, and perhaps ask for evidence.

So it may not be 100% foolproof, but it's safer than cash.

I'd suggest it's rare a letting agent will do more than a cursory check

If you view and place needs tidying up or repairs and promise it will be done before or soon after you move in - it won't - walk away.
