    You could string the vendor a long a bit by saying you are waiting for more quotes, adjusting your finances etc to make them sweat about if you are going to proceed. You may find them more amenable to accepting a slightly lower offer then?

    You might. Or you might find them more amenable to selling to someone else instead since these buyers would appear to be so close to the edge financially they might drop out or try and gazunder them last minute before exchange.

    If you cant afford the work say so. The vendor will either reduce the price to the point where you can afford the work or he wont. If he wont the only thing you can do is to pull out. If you arent serious dont play games.
