Selling Shared Ownership with A2Dominion

Hi Guys

I wonder if you can help me. I am going to put my flat on the market. This is a shared ownership flat with A2dominion and I own 50% of it.

I have been looking around at the flats sold in my block and they are all going for £320.000
I can only get an evaluation with the companies listed on the A2Dominion site. This makes me wonder if A2Dominion are fixing the price they should be sold.

I have had several state agents coming in and they all have valued £30k above of what other flats wth the same specifications as mine have sold here. It quite a difference

please let me know what your thoughts or experience are

    Depending on when the other flats sold, there might be some house price inflation, however, what is more likely is that the estate agents are appealing to your wallet by claiming they can get £30k more for yours than another flat in the same block.

    Once you've signed up and tied yourself into a nice long sole agency agreement from which there's no escape, they'll hit you with the suggested price drop - £30k. Simples.

    Finally, neither the agents, nor A2Dominion are fixing any prices as they're not buying or selling. The market (ie punters like you and me) set the price by deciding what it's worth and what they'll pay for you place. This might be £320k, more than £320k, or less than £320k....

    See this extract: Valuation
    • Instruct a valuation to be carried out on your property by a surveyor registered with the Royal
    institution of chartered surveyors (RICS).
    • If you use A2Dominion’s panel surveyors the fees start from £220.00 for a full valuation and start from
    £70.00 for updates there after
    *An estate agents market appraisal is not acceptable

    You can use any RICS valuer you like but just not Tom or !!!!, the local unqualified estate agents.

    there are some listed on A2's valuers list. lots of HAs do this. A2 will be happy with them because they'll be familiar with the product and the market and they probably give a discount to A2's customers as they give the companies so much work but you don't by any means have to use them.

    Estate agents often price higher just to get you interested/your custom as ReadingTim suggests above. Nothings being fixed though. good luck with the sale and there's more info here.....
