    OP, the quote you have seems high but not out of the realms of reality (assuming it's a registered architect, properly insured etc)
    Get some more quotes for the work from people working in your local area and see who you like the best and who has the keenest price

    Bit sweeping generalisations there tbh - I worked for 5 years out of my bedroom, drove a clapped out pickup to meetings and didn't keep up with any fads in flooring or kitchens!

    You also will struggle to find structural engineers who take on building warrant applications in scotland, and I've dealt with some in the South West who's grasp of the regs is very suspect outside of the drainage and structure

    But as you say, shop around and only pay for what you need :beer:

    Yeah, I dont understand the first thing about Scottish regs, but I assume the OP is in England and Wales, 60m out of 65m so a pretty good guess without asking every poster where they are based!
