Using same conyenacer as seller

Hi

Would you recommend finding out who the seller is using for conveyancing then using them too so that its simpler?

    Absolutely no way.

    And

    a) It won't make things simpler
    b) Do you not want your legal representation to only have your interests in mind?
    c) Any conveyancer worth their salt would turn you down flat. It's a conflict of interests. They can suggest someone in their firm but i'd turn that down too.

    Don't do it...

    I have known it happen in some very rare circumstances, where both buyer and seller were existing clients of the same firm, and a separate partner was looking after each file.

    But aside from that don't, for the reasons Sparky has outlined.

    their not from the same estate agent are they??? Generally avoid services from EA, they have a markup in price and commission for the EA, guess who pays for it?

    My experience is they are generally useless with it.

    I have 3 - 4 local firms I direct clients towards, who are totally independent from my firm, and I receive no commission, nor have ever sought any. I might get a bottle or two at Christmas, if that counts.

    Try telling that to Connells or countrywide. Because of the bad rep of EA's in general I avoid them altogether.

    Just getting a building survey quote from them 2 years ago and it was almost double i got quoted independently which confirmed my suspicious, rip off.

    The same solicitor / conveyancer can't work for both of you as it would be a conflict of interest. Sometimes different people from the same firm can work for each of you but they would have to be completely segregated, and so would not make things any more efficient.

    TBF we all know who we are talking about. The "national" companies.

    And they do push it. It's income stream. Given your reasoned comments on here i have to presume you're not of their ilk...

    Yes, I'd recommend finding out who the seller is using for conveyancing.

    But then I'd recommend NOT using them.

    Find your own conveyancer who is totally independant of and unconnected to

    a) the seller
    b) the seller's estate agent

    I twice used a solicitor from the same firm, in the late 80's.

    That went well, but I am perhaps a bit more cynical now.

    I am moving from one town to another one nearby. Turns out the seller is already being represented by 'my' solicitors in the new town.
    The solicitors called to say it was a conflict of interest so couldn't represent both of us and clearly advised I had the choice to go elsewhere or I could use 'my' solicitors in my current town.

    I chose the latter and there have been no problems. It hasn't made anything any quicker I don't believe, I'm still as frustrated at the slow progress as everyone else waiting to exchange on here seems to be!! But, in my current experience, I've not had any problems, so I'm thankful for that :)
