Please Please Please can anyone help me with this subject???!!!!
I'm at my wits end its driving me mad!!!!
I bought my flat 3 years ago the flat was ex council but i bought from the leaseholder, at the time my solicitor said there were NO Major Works planned, then 2 months ago i'm hit with a 26k bill for planned major works from Waltham Forest Council (Ascham Homes)!!!!
This is only an estimate but could go over that!!! There only adding new windows and doors and maybe a new roof, most of the costs seem to be admin fees its such a con, has anyone else had this and have they fought it with there council????
Or Is the solicitor to blame for not telling me there where planned major works??? As Ascham homes said they didn pay for that search, BUT told me none were planned???!!!
Please Please can some one help!!!!

Start by asking Ascham Homes when they first planned to do this work, then you know whether your solicitor should have found about them.
I suspect 3 years is a long time in the scheme of things and an answer that no works were currently planned but rennovations will be done in the future, would have satisfied you and your solicitor at the time.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. i have a council flat too and as long as when u bought the property u were not informed of any intended work u will not be charged, however once a set period which with hackney is 5 years u will be made to pay a contribution but even then u will not be paying the full whack.
i bought mine in july 03 was informed of works which was calculated as 26K, i was however asked to pay 10k. i have received a letter saying that i would not have to contribute towards costs for the upgrade of the lifts. but i will be liable for my portion of its maintenance.
if it helps councils too make mistakes and a few people did get refunnds but check the document provided by the council when u bought your property for info.0
