Tenants ( Light bulbs ) HELP

Hi guys hope someone can help and sort out my problem,

Im a tenant living in a rented property, we have been there for 1 year and 6momths, the problem is ; 5 light bulbs stopped working which i informed the agency about, and this is the answer I recieved -

I have found the lightbulbs online, please see the below link. I know they are expensive but it is your responsibility to change light bulbs, not your landlords.

I spent 2 hours driving around different shops with light bulbs ect however they dont sell or make them any more and the one I have is different and im unsure if the one sent by agency will fit - (link) above

Its unfair for me to pay £54 for 5 light bulbs as they are not standard..
When living at a different property i would go to asda, tesco, homebase ect and but 5 for 8-10 pounds....
But 54?'!? That is well out of order..

Its a new build area so all homes have them i know a few ppl that had to change fittings as it was difficult to find them anywhere..
And i prefer too buy in store not online on unknown websites these thiefs make me angry, please help

Another qs , what rights do i have , i would like the agency to request large images of one bedroom and kitchen, as the ones in the inventory are to small and i need to prove later i did not iron the carpet unfortunatly i was not able to attend inventory and was so busy i missed dead line if i disagree with anything.. Previously an agency tried stealing my 900 deposit but i had plenty of email and picture proof and from 900 they only managed to take 150.. Has taken 3 months to fight the basta#@si dont want the same situation.

Also there is a description of hob all fine but there is a small chip to side i have no proof at begining but i know i did not do it, they didnt take a picture can i do anything about that too?

I didnt really want to start another war as previous agent was angry he lost and gave us bad ref, we had to live at mums house for 3 months as no one would take us in and we are young parents ... After a while weamaged to find a two bed as no one would accept us on a one bed...

    If you choose to rent a modern house, you'll have to pay for modern light fittings when they fail. Likewise, if you choose to buy them in shops you'll waste a lot of time looking for them and pay a high price - your choice.

    Buy off eBay or Amazon for a fraction of the shop cost

    Indeed you are responsible for replacing the lightbulbs and if you buy in bulk (even just a 2 pack online) then they are no more expensive than the types of bulbs you used to buy.

    Wrong fitting!

    They are expensive, and i'm afraid there's not really any way around that. Although perhaps you could invoice the letting agent for the price of the two that were noted as broken on the inventory.

    There are also some used bulbs on ebay of that fitting type (SGU10) for around a fiver.

    I agree this is the tenants responsibility, maybe I am a soft touch but I have bought no standard replacement bulbs for a light fitting, I got them from Amazon, they were £50.

    Good advice but don't buy from that link, it's the wrong fitting. OP needs a GU10 fitting not E27, but otherwise it's the right PAR20 type.

    Have to tried to see if a standard GU10 bulb would fit? They would be more narrow than a PAR 20 so might not aesthetically suit the fitting but if they plug in and light up maybe you could live with it.

    I dont hassle my landlord over lightbulbs, just buy some new ones and put them in.

    I had to buy expensive ones in the last house I lived in as they were an old and unusual fitting I only found one online store that sold them.

    I did tell my landlady that I would only fit two of the three as one of the existing ones had been fitted with an incorrect bulb and was wedged in.

    I got my deposit back as I had supplied new light bulbs.

    However I didn't need the lights as they were over the wardrobe and I could live without using them.

    SGU10 bulbs will fit in a GU10 fitting, but GU10 bulbs wont fit in a SGU10 fitting.

    Something to do with ensuring compliance with energy saving in the building regs.
