    You would have helped the OP far more, by just not posting.

    Please, for anyone who is reading, can you explain how trying for an AOE is in any way an 'avoidance' scheme. Please explain how you come to that conclusion. Unless of course you mean bailiff fee avoidance... in which case, yes, absolutely... unless you believe trying to get fees removed is in someway wrong.
