received complaint from lettings agent

Hello Everyone,
I've been living in a flat for years now that I rent from Reeds Rains. They do inspections every three months or so and for the first time I actually received some negative feedback from them. They said that the condition of the flat is "fair" and then listed a few issues. Some issues with markings above the kitchen hob, bathroom floor being dirty and a bath reseal needing to be done.
Too be honest, those markings have been there for a while and my intentions were to pay someone to fix it up closer to the point where I decide to move out. But it surprises me that these things are only being mentioned now when I didn't particularly think that the flat was any better or worse than previous years where I never received any complaints.
I was told to take the points into "consideration" and that they would talk to the landlord about getting a reseal done.
I'm not entirely sure how to take that. My guess is that its a warning to make sure that its better for the next inspection which I expect would be three months later.
Was wondering if anybody else has had a similar experience and has any advice.

I wouldn't worry about it. They can hardly kick you out for stuff which sounds like 'fair wear and tear'.Eat vegetables and fear no creditors, rather than eat duck and hide.0

You're overthinking this. Sort them if you want, leave them if you're busy. All quite normal. It'd be a mad landlord that kicked out a good tenant of many years over anything like that. It's just an office monkey trying to show they've ticked the boxes.0

It sounds like a new person at the agency has taken on your LL's account and is flagging everything up straight away so that it's clear it happened on the previous person's watch.0

Which is all probably true.
But this is someones home. They live there. It's important to them.

I wouldn't have signed up if there were 3 month inspections personally. What is this? Bootcamp?
Anyway, look at it the other way. You're the one paying. The report shouldn't be a reflection on you. Give them a list yourself of what needs replacing and fixing. I bet the inspections will stop once the boot is on the other foot0 -

Thanks you for your comments following your visit last (wednesday/whenever).
I am pleased that you noted some issues requiring attention, and would be grateful if these could be brought to the landlord's attention for action.
For the avoidance of doubt:
1) the bath seal. This is wear and tear and I'd therefore request that the landlord arrange for re-sealing. Failure to do so may result in water damage in the future
2) markings above the kitchen hob,
sorry OP - not clear what kind of 'marking'. Dirt? Damage caused by you? Wear and tear? What you write here depends on the answer
3) dirty bathroom floor - please be reassured that the bathroom floor will be left at the end of the tenancy in a similar condition (or better) to how it was at the start of the tenancy.
Can I also take this opportunity to bring to the Landlord's attention
4) anything else that needs repair
Finally, although I welcome the opportunity the inspections provide to bring up repairing issues for the landlord's attention, I feel that 3 monthly is excessive. Can I therefore suggest 6 monthly inspections in future? I can assure you that should anything urgent arise in the meantime I would, of course, immediately bring it to your attention.

When I inspect a propert, my key concern is to spot things I need to repair (slipped roof tiles, leaking bathroom sealant, whatever) to keep myproperty up toscratch.
OK, yes - I'll also look out for anything troubling about the tenant's lifestyle that might be either illegal or in itself cause damage to the property, but a dirty bathroom floor? :eek: How they choose to live is up to them. Landlords are not tenants' parents!0
