Why isn't my flat selling?

Hi guys,

My flat has been on the market for a month now. Only had two viewers and no offers. Wonder if anyone can point anything out as to how it might not be selling.

sorry, not allowed to post a link as new user! Put postcode KA120NZ in to rightmove. It's the flat that that is no 25 and reduced in price to £106,500 yesterday.

    So there are two on at £106500 and one at £99k?

    The £93k one looks too old to be still for sale?

    Can't see anything wrong with any of the listings. In fact yours looks the nicest.

    The flat at 99,000 has been for sale for two years. Tenants stay in it. The other only went on the market yday. We want a house fed up with the stairs. Ours has a loft which is floored the other two don't. Ours is the largest square footage in the development as we were one of the first to buy.

    Yep, 3 in the same block suggests an issue with the block.

    Other than a bed in the second bedroom, the photos are good. Floor plan is rubbish though.

    Why is yours more expensive than the 99k one?

    Just wanted to let you know your flat looks the nicest but I think the fact that other flats don't look as good may be the reason why people are put off from coming to view your property.

    My first thought when I look at the listing was to look at your flat straight away, then afterwards I'd look at pictures of other flats in the same building. They all look so cramped. Without knowing that your flat is the largest one in terms of square footage I did assume your pictures were misleading. Maybe add in your description that your flat is the largest one in the development? Not sure if that will help but it would make a difference to me if I was looking the buyer. :)

    PS. I love your interior design, the sofa, the dressing room...I recently just bought a place and I am thinking of decorating it the same as you did yours. :)

    Feedback from first viewer was that she has decided to buy in the city which is fair enough. Second viewer decided they wanted a house with a garden instead. There is only one in my block. The other is in the same building but different block. Ours is priced higher due to the flat it's top floor not middle and has a loft and is generally in better condition.

  • Its due to supply and demand.

    There are probably too many alternatives people would rather look at in your price point. Flat looks fine, so its just the price.

    Leave it at the new price for a few weeks then drop it a little again if you really want to sell.

    It's very nicely presented, that's not the issue.

    Rooms are weirdly shaped, which might make it hard for people to utilise the space well, but I think you've done as much as you can to show it off to its best despite this.

    No bed in second bedroom, not ideal but probably not the deal breaker.

    So it must be price or location I'm afraid.
