Survey?

Hello,

We are FTB and have had our mortgage offer accepted. We would like to get a survey done on the property, more for peace of mind really,

Are we able to ask our mortgage provider for a copy of the valuation? Will this tell us anything about the structure of the house? if not, where could I find a surveyor? Is a survey worth having? My broker has said that the lender has already surveyed the property(just their valuation) and this is fine..

    A mortgage valuation is not the same as a survey, and is unlikely to tell you anything significant about the property. The valuer was probably at the property for less than 15mins. The purpose of a mortgage valuation is to confirm that the property is suitable lending security for the bank.

    Whether you should have a survey depends on your attitude to risk, and how knowledgeable you are about property. It is often said that modern surveys are filled with caveats and aren't thorough enough. But if you're buying your first home, and are not familiar with what to look for it might be advisable to have a survey of some sort.

    We had one done on the first house we offered on it cost £327 and identified issues with the window lintels that we hadn't spotted and put question marks on the roof felt needed doing.


    Picked up approximately £5-10k worth of work we hadn't planned on doing. We could have easily dropped the price based on it but in the end decided the property wasn't for us,


    I would say they're worth doing.

    We fell in love with our dream house. It didn't appear to us to have any faults however, we decided to go ahead with a survey for peace of mind. The vendor appeared shocked that we wanted a survey, he told us that he had not been in the property for long and it was fine when he had it surveyed. We chose the surveyor who had surveyed our own house for our buyers and agreed to meet him at the property. Thank goodness we had a survey, he found damp walls, rotten floor joists, roof joists to an extension not adequate so the roof was beginning to sag, water running under the property which the vendor had covered with polythene sheet :eek: and dangerous, Billy Bodger rewiring. He told us, verbally, that he personally would not buy it because there were probably other problems that would reveal themselves. We gave backword, he saved us from making a very expensive mistake. The survey was worth every penny.

    We found another house and again had a survey. This time he could find no faults other than a blown double glazed window which we'd already spotted. The survey was a waste of money?

    I'd never buy without having a survey. :)
