hopefully going to put reservation fee down on new build tomorrow, sales agent has stipulated exchange needs to occur within 6 weeks.
first question:
is this a moveable date in peoples experience as it seems tight?
secondly:
we are due to exchange on our property on Thursday (we will be going into rented whilst new build gets built) but completion looks like 4 weeks away. how if in any way will this affect placing a reservation fee down? will we need t have completed on ours before we exchange on the new build?
Hope this makes sense!

In my experience, as long as everything is visibly moving along from your side, visible to the developers solicitors I mean, then the exchange date on the new build could be flexible and pushed back. They just need to see it is all moving forwards.
It shouldn't affect reserving the new build. Usually all they require is that you have accepted a viable offer on your current property, so shouldn't be an issue. We reserved a new build (didn't end up buying it!) and all I had done was accepted an offer on my current property - no further.0 -
Thanks, that is very reassuring to know0

I reserved a new build at the end of January and still haven't concluded missives! (Scottish equivalent of exchanging) It's being held up by my buyers solicitor who is extremely slow. The builder is aware of all this and I'm assuming is okay with it so far as it avoids them having to take my house in part-ex and all the hassle that holds for them.0
