Renewal fee on periodic tenancy

We've just entered into a periodic tenancy, well our 12 month tenancy ends at the end of June but we've been asked by the letting agent to decide what we want to do now in preparation.

However they're insisting we pay a renewal fee, I have emailed and asked what the renewal fee is for and stated that we are not actually renewing the contract for a fixed time. As I understand, it would automatically go onto a periodic tenancy anyway.

Am I right or do we actually need to pay this fee.

    If the renewal fee - at that amount - was mentioned in the original tenancy and you want to renew (you don't have to..) then yes you do.

    However assuming you stay beyond end of fixed term (as you are entitled to...) then the tenancy rolls over onto month-by-month periodic, same terms. Landlord/agent cannot stop this happening. No new paperwork, no fees, nothing to do, no nuffink.

    Thank you, I'll have a look at the previous contract just to check, but we will not be renewing, just going onto a periodic tenancy at the end of the fixed term.
    This has already been agreed by the LL (letting agent sent us a letter confirming).
    However they're still insisting we owe the fee.
  • Yes, just ignore them if you dont want to renew. Just be mindful the landlord can give you notice to leave the property, though if you are paying rent and keeping it in good order thats unlikely.

    Estate agent will try and convince you to renew, just to earn more fees.

    Thank you, we are in the process of buying a house, hence the reason for not wanting to be tied into a contract. If the LL gives notice for us to leave on 25th June (when our fixed tenancy ends) then we'll have until 25th August minimum.
    We've been here for 4 years and have never been late paying the rent so I'm hoping it'll all be amicable.
