Dexter agent in breach of tenancy agreement

I found the viewing agents quite annoying (for personal reasons), but still I do comply with the tenancy agreement to let the letting agents to view the flat PROVIDED THAT THEY LET ME KNOW 24-HOUR BEFORE THE VISIT (this is clearly stated on the agreement that it has to be a minimum of 24 hours). One agent has e-mailed me one-hour before the visit, and I have declined the visit by both phoning to the office and e-mai to stop this because this is not in accordance to the agreement. However, the agent has already come in (trespassing) and even left the light on.

I therefore decided to terminating their rights to enter the property until I leave the property next month.

I would like to ask you, is this the right thing to do? and if I refused every entry what will happen?

    If they don't like it they can
    a) Apply to court for a court order.. and/or
    b) Evict you, for no reason, s21 (Thank Thatcher for that...)

    I'd change the locks (change back when you leave)

    PS You state you are leaving: Who gave which notice to whom, please?

    I gave a two-month notice to the agent so I will leave in early July.

    Write a letter to your landlord at the address provided. Send a copy to the agent.

    Explain the problem (with dates) you have had, and that you are not happy about visists in your absence or un-arranged visits.

    Offer to allow visits

    * on (eg Tuesday & Thursday evenings between 6 & 8) or whatever days/times suit you. AND
    * provided you have 24 hours notice and have agreed the visit

    This is a good compromise rather than simply refusing all visits, and demonstrates you are being reasonable, whilst at the same time restricting visits so they don't impact the 'quiet enjoyment' of your home too much.

    Also change the lock, just in case your letter is ignored.......

    I am blocking the viewing for now, and wait for the further action by a landlord (not agent).

    I don't think the fact that they breached the tenancy agreement means you have the right to block all visits. This would put you in breach of the tenancy agreement - two wrongs do not make a right.

    The more reasonable thing to do would be what G_M suggested.
