Surprise visits from landlord and his dad

Personally I'd change the locks, our letting agents have tried to pull this one off before.
They changed their mind when someone called round unannounced and my dog started going crazy. Whenever they want access now, they email first and we make sure someone is here to let them in.
They've also tried to insist on giving a third party a key to come and go as they please to do repair work whilst no one is home. It drives me mad, thankfully they've never done this but if they did ever attempt it I'd change the locks straight away.0 -
Just change the locks.
The notice is there to protect the LL as much as anything. Otherwise you might start claiming that money / jewellery had gone missing.0 -
Write a friendly, polite, but clear letter to the LL (and copy the agent if there is one).

Jyst following up from your recent visits on xx/xx/17, xx/xx/17 & xx/xx/17. As you know, these all occurred wihout warning and we were a little taken aback. We are, of course, really grateful for your help with the Wifi (or whatever), but would be grateful if you could let us have advance notice in future so that we can mutually agree a time for you to visit.

Then change the lock. He'll never know you've changed the lock because, of course, in future he'll pre-arrange visits and ring the bell politely when he comes.......
If he tries his key and finds it does not work, then clearly he is ignoring your letter.
Keep the old lock and replace it when the tenancy ends (to ensure you get your deposit back).

There is no need to lie about it, just simply state that you feel uncomfortable with visits without prior notification. I think its reasonable to send a text or wattsapp and get a replay saying ok rather than sending a snail mail letter.0
