New single roof over conservatory and extension?

OK, so across the back of our house we have a large conservatory adjoining a single story extension (conservatory is solid brick wall on side, joins the house on the other sides and 'back', dwarf walls and PVC/Glass to to 'garden' side). We want to replace the roof of both (extension portion is a tiled hip roof) to make one simpler flat roof across the whole back of the house.

I've searched in vain for any idea of costs online - I know it's dependent on materials and the roof itself, but I just wanted a rough 'ballpark'

The total area would be about 4m x 13m, so about 52m sq.

Are we talking £2000, £5000 , £10000 or more?

Anyone able to give me a steer?

    Is that your house? I'd certainly go towards the top of of your estimate. I don't think it's a straight roofing job, but a fiddly building one.

    Your conservatory is quite like an extension but The windows will need some support (probably in the form of a steel) provided over them to carry the weight of the new roof. That could mean the eaves line coming up around the entire structure or windows coming out to be replaced by less high ones.

    Another issue will also be that building control may well expect thermal upgrades to the conservatory area if you're putting a roof over it and converting it into an extension. It may not be that difficult as it's quite enclosed and it seems to make sense to improve it, but you'll definitely need some advice on the building control front.

    Insurers don't like too much in the way of flat roof on a house. They have vastly improved over the years but it would be a real shame to lose a perfectly good pitched roof to introduce flat ones. There aren't many people that would choose to do that.

    Perhaps you could introduce a slightly lower pitched roof onto your 'conversion' and tie it into the pitched roof on the left hand side, with the valley between them the main roof. It would probably look nicer and last longer.

    Do you need to put a new roof on the extension? Why not just repair the conservatory with a better roof?

    How much light do you think you will lose elsewhere if you put an opaque roof on the conservatory area?

    If the room behind gets light from elsewhere it may not be an issue, but if it doesn't, this is something to consider carefully.
