Anyone know how old this boiler may be?

Hi,
My parents are looking at buying a house, the vendor doesn't know how old the boiler is. To me it looks not new, but ancient either. I'd guess 8 -10 years old but I'm not basing that on much.
I wondered if anyone, perhaps an engineer, who was very familiar with boiler models, may know how old this one might be. It's called a Potterton Promax HE, and I've attached a photo below.
Any help gratefully received, thanks.

This manual for it was issued in August 2003 so newer than that probably - although that was Issue 6 of the manual.0

Only way to get the age will be the benchmark certificate or the serial number. 8-10 is a good guess0
