Hi were due to exchange and local search listing in 2008 says cancelled see entry 2010 strata but building regs say that was never started.
Our buyers solicitor says they won't proceed untill it matches.
We do have valid Zurich policy and building final certificate as they were a private approved inspector but seams they didn't notify the local council but they said they don't always get notified and have this in writing and to top it off we bought this house 3 years ago absolutely fine and they said head of legal that they were happy as been passed by an approved inspector.
I'm loosing my mind as no one has the answer
spent so long on phone trying to sort and my solicitor said she has never dealt with anything like this in all her 15 years

My question is does the local search result have to match The building regulations final certificate even though it's passed by a private inspector ?0

With due respect, is that the right question? Your buyers have said they won't proceed until it matches. So, don't you have 3 options:
1. Get it to match - possibly far too late for that now.
2. Find new buyers.
3. Persuade your buyers it doesn't matter - highly unlikely by the sound of it, but that's the only reason for asking the question you did ask.
Also, if it's a major bar to selling, you may have to sue the conveyancer who helped with your purchase. No reliance should be placed on the above! Absolutely none, do you hear?0 -
They say it's a requirement from the lender but we had a lender and wasn't an issue and to late to put back on market now.0

There is no issue with building regs it's that's Zurich haven't let the council know on completion.
But I have looked at the search records for our address and says cancelled 😕 Spoke to Zurich and they have no idea why and I have spoken to building control and no one can give me an answer.
Other homes have sold on our road all done by same builder but they did go bust which makes it worse.
Barratts bought the remaining land so that entry is in the records just not our homes 1-9 my solicitor has never heard of this issue and her senior.
Our buyers are happy to wait to get this sorted.
It's just a mess0 -
Sorry should have read the solicitor won't proceed the buyer is happy to get it sorted.0
