From my experience I really don't get the whole animosity towards estate agents. I've never had any trouble with them - it's the overpaid, pain in the butt solicitors who have caused every damn problem I've experienced in buying and selling.0

I think the current regulation allows estate agents to lie and distort the housing market.
It is currently not compulsory for Estate Agents to publicly disclose the offers that are made for the purchase of a property.
This lack of transparency means Estate Agents could potentially create fictitious offers in order to force real buyers to rise their bids.
That's why I created an HMGovernment e-petition: "Offers to buy a property through estate agents must be public":

If I make an offer on a property, I want it kept between myself, EA and vendor. If I do buy it then the whole world will find out eventually, but until then it is my business.
