When to arrange surveyor?

I received my official mortgage offer today, my solicitors began the searches on 22/05. When do I arrange a surveyor and is this done through my solicitors?

Sorry for the seemingly dumb questions, FTB here :o

    Arrange it if and when you decide you want to know more about the structure and condition of the property.

    Find a surveyor via a friend/relative's recommendation, or the RICS website.

    We personally have it as the first thing done. Offer accepted, inform solicitors but instruct no work, instruct surveyor, get report, proceed.

    We've previously done it the way you have and realised we have spent loads of money for a house we don't want to buy due to structural issues!

    And no, you organise it. Give your solicitor a copy if you either want to renegotiate the price or it recommends your solicitor asks the vendors solicitor some things.

    But be aware. If your solicitor is also acting for your lender (as is usual) and the survey shows up anything negative, the solicitor has a duty to his other client (your lender) to inform them.

    So even if your mortgage had been approved, it might then be amended or withdrawn.......

    The survey is for you. I'd not pass it to your solicitor unless there was a good reason to do so.

    Price re-negotiation can be done either direct with the seller or via estate agents (make them earn their money!). Once a new price is agreed, just inform your solicitor in writing of the new price.
