We are now 12 weeks into the process of buying a house. Would you think this lengthy? We are the only chain link.

How far have things gone and what, if anything, is currently being awaited?0 -
Waiting on queries from the seller to be answered. Surveys done, mortgage in place, all formal searches done.0

Then it depends
* how long since the queries were raised
* what kind of queries
* who needs to answer/knows the answer (seller? their solicitor? a n other)
* how difficult to answer
* whether the person who knows the answer is available (or on holiday, sick, swamped by other work etc)0 -
12 weeks is not long.0

Only you and your solicitor know how hard the questions might be to answer. We don't.
If they're just the usual stuff, then there might be no reason for delay, other than tardiness, but if something legally difficult has been picked up, then a purchase might stall for months while it's sorted.0
