House Purchase - No GAS Install Cert, No Fensa Cert, No Heta Cert - No Purchase????

I am currently quite far down the line in purchasing a house that was refurbished between 2014-2016 including electrics, full central heating, new log burner stove all being installed The sale is stalling as despite requests from my solicitor, the vendors are yet to produce the following.
No GAS Safe Installation certificate for the 2014 Boiler Install. I am trying to call GAS Safe to see if a certificate even exists.
No HETAS installation certificate or (local building regs sign off)for the 2016 log burner install
No FENSA installation certificate (or local building regs sign off) for the 2016 double glazing/conservatory install. I have tried the FENSA website and there are no results from a search of certificates.
The vendors also removed a none load bearing wall which i believe does not require buidling regs approval.
It all leaves a bit of a bad taste in my mouth if they have not bothered with any of the above maybe it questions the quality of the work they have had done.
If the GAS install turns out to not be a certified install im very tempted to pull out.

Ask the owners to get a registered gas guy to do a gas safety check and service on the boiler.
The rest I can't comment on, but I believe if you let the council know about lack of regs then the owner won't be able to get indemnity insurance.0 -

There is a GAS SAFE Landlords check which was carried out in 2016, however im not sure if its vital I have the actual installation cert too.0 -

What is more of an issue is the quality of work done on this house. Builders who don't bother with paperwork may well not have bothered to do work to a satisfactory standard.0 -
If the certificates don't exist then all you can do is get the items checked over for safety now. You could under the circumstances request that the seller covers the cost of this I'd say ... After all it's their fault they should've had it all signed off in the first place. Your mortgage co may insist in indemnity policy regarding council enforcement for the installations, even though it's pretty much never going to happen. As it is pretty recent work there is a minuscule chance0

Check yourself with the local authority for Building Regulations certification.
All those organisations (GasSafe, HETAS eetc) will simply have been acting as authorised bodies issuing BRs on behalf of the council, so if it was done, the LA will have the records.
The chances of the LA enforcing anything now is zilch, so don't worry about the certificates anyway (unless your mortgage lender is insisting......?)
What matters is whether they were installed correctly, and are still safe.
Get them inspected.0
