Dilemma

Options
I'm awaiting a mortgage offer from nationwide, have been assured it'll be through by the end of the week.
However, I'm due to make a decision on my current tenancy tomorrow. We've been here 4 years and have always done a 12 month contract at a time.
Obviously I don't want to be tied into 12 months now but I'm cautious about having it on a rolling 1 month basis.
I'm debating whether to have it for 6 months, then by the time I'm due to move into my own home (providing all goes well) I'll only have about 4 months left to pay on the rental agreement. It's difficult to know whether to take the BIG risk and have it 1 month at a time or get some security and have it for 6 months and pay the rent as well as a mortgage for a few months.

Any advice would be appreciated

    I don't really know, I'm not savvy when it comes to things like this. I guess I'm just worried that we may end up out of time if this mortgage application takes longer than we hope. Then maybe the landlord will want someone in on a more permanent basis

    It costs money to find and reference new tenants. Besides even if your landlord was daft enough to try and evict a paying tenant, the average eviction time is between 4 and 6 months.

    After reading that link, it makes sense to me now.

    My contract is due to end 25th June, hence the requirement for me to make a decision tomorrow.
    So, this means that the landlord would have to give us 2 months notice if he's not happy about the periodic tenancy.
    Taking us up to 25th August. I'm confident we will be sorted with our mortgage by then.

    The 2 months notice can start before the original tenancy ends (though it must end after the original tenancy) - so you only have until 25 July guaranteed (assuming they serve notice tomorrow, which is the worst case). But that is the date on which the landlord can start enforcement (with a view to getting you out), not the date by which you MUST be out.

    If you get on well with your landlord just explain the situation and tell them that you'll keep paying the same £x per month on the same day until you give the required notice.

    They're a business, you're the customer and it makes sense for them to provide good customer service.

    We don't deal direct with the landlord, it's a letting agency but we've never had any issues with them. However, we have now began a periodic tenancy, or I'm assuming we have as we've not received anything to sign on 25th May to extend it for a fixed period.
    All we received was an invoice of £36 costs to renew the tenancy, of which we haven't received anyway.
    After receiving the invoice, I emailed them and stated we wish to now have a periodic tenancy, we've not heard back yet.
    Am I correct in thinking that if my LL does give notice, it now has to start from 25th June (when the fixed contract ends), so we are here until 25th August at the very least? The 25th May deadline for him to give notice or us to renew has come and gone.

    We had our official mortgage offer on Thursday so we are hoping we are all sorted by then.
