Scotland: Home Report Survey - Independent or Estate Agent?

Looking to sell in Scotland, a rural property (so not much similar in same location to compare to for valuation). Estate agents have so far given valuations that have ranged by over 50k. The ones at the higher end have good reputations.


Need to get a home report done, have been advised by some to get an independent survey done rather than using the estate agent to arrange it (have heard that in some cases the survey has come out with a valuation lower than estate agent estimated, but then you are tied in to that agent and have to market house at the report valuation). Has anyone experienced this? Is it difficult (and time consuming) to get an independent survey done?


Due to a number of factors we really need to maximise the properties valuation (need to move out of the area).

    Do not get a surveyor linked to the estate agents.

    I phoned up a surveyor to do home report and they were out within a couple days and home report done a few days later.

    My experience was no estate agent would give a valuation until the home report was done by a surveyor. then they advised marketing it at below that valuation in the present market.

    In spite of the surveyor giving what I thought was a fair valuation (based on a recent sale very close) it still didn't sell after 2 years. We are now reluctant landlords and renting it.

    you can change agent without having to re do the home report (we did) but I would expect at 2 years old if someone offered now they would expect the home report to be refreshed.
