Coal mining search on 12 yr old property needed?

Long time lurker, first time poster
I'm selling my current home and buying a 12 year old property and I feel the Conveyancing firm are already a bit shirty with me due to my paying off my own mortgage and sorting out my own SDLT payment. They've advised they deem a coal mining search warranted on the new property but I'm wondering if that's really required? They don't answer my questions so I know I'll be talking to a brick wall if I ask them. So I'm polling opinions please...
Would you commission a coal mining search on a 12 year old house with no indicators of any worries, just the Conveyancing firm (who charge a fortune for every item!!) saying they deem it necessary?

If it's a location deemed to be a coal-mining area then it's a standard recommendation, and if you're buying with a mortgage then your lender will need it.

Thank you for this. I'd looked on the coal authority site but not seen a map. I am a cash buyer but for the £50 (& not to annoy the conveyancers further!) I'll have it done.

As it was built fairly recently the developer may have carried out a search or survey as part of the planning application. You could try checking the local authority planning on line to see what is there.0
