    It might look bad but if it's not leaking there is nothing wrong with it. See if you verify this before house purchase. If needing replacement depending on where you are, it will be £3-5k.

    If it doesn't leak then it is no immediate problem. The pointing on the chimney also looks ok.


    Due to the age of the tiles the survey may say something like the roof will need replacing within the next 5years, that's just !!!! covering, it could last 10, or 1.


    If I were purchasing that house I would set aside ~£5k for replacement but only do it when it was needed.

    We bought our house in 2004 and the survey said it would need a new roof in the next 5 years. It is the original roof from 1905. We haven't replaced the roof as it doesn't leak. I'm sure another survey would say it needs replacing in the next 5 years.

    It is not just a matter of whether it leaks.

    It is clearly dilapidated and probably reached the end of it's useful life (neighbour has clearly re-roofed) so do you want to take the risk of waking up one morning after a winter storm and finding half your roof in the front garden (and because it is dilapidated unlikely to be covered by your home insurance when it does leak or blows off).

    Would you drive your car until the tyres are completely bald and the brakes worn down to metal or do you do timely maintenance to ensure it is kept in a safe condition.
