How big a rent increase is fair?

Been renting quite a few years. Landlord has not done anything to house since me and OH have been here nor when previous tenants were here (about 18 years in total). We have done quite a lot of work to keep the house looking decent inside but the outside is looking bad now. Anyway the landlord didn't put up the rent…

You seem to be over connected to the landlord IMO, no offence but it is supposed to be a business transaction, but you seem to be friendly with him and also his friends, your OH effectively works for him, and you have a sort of handshake agreement about lower rent because YOU are (or have been) spending money on HIS property? Not a situation I would want to be in with a landlord TBH. He probably thinks he has been doing you a favour, and now that things are tightening up for landlords and property in general he feels maybe he should get something back? Fair enough maybe, but IMO he has waited too long to milk the property.
