    It is estate agent marketing to get people who want a detached house but can't afford one to buy what is essentially a terraced house.

    My house is one of four in a row. Me and my next door neighbours are in the middle.

    But our houses are only attached on the first floor leaving an alleyway that leads to each of our gardens.

    If I need to describe my house, I say terraced even though I guess it's link terraced cos I can still get to my back garden without going through the house.

    You might say semi now....but if you both converted the garage then you have a terraced property which would undoubtedly be worth less than a semi. That said I would describe it as a terrace now personally as it touches a building not owned by you on both sides. Value wise you'll have to look at the local market, may well be that a semi and a terrace sell for very similar prices (my first house was middle of 3 and was only a small % less than a semi....and 10 years later it's a similar % difference as the market is much the same). Only you can suss out the local market values and see if it's the right price for you.

  • We have our mortgage agreed with a lender and no chain.

    Please can I have some advice around sensible offers? And what we can do to help our situation and make ourselves more attractive to sellers.

    With a mortgage agreed and no property to worry about selling I would say you are in a good position so will be looked at favourably by sellers.

    Semi-, link-semi-, terraced...
    You can give it whatever name you like. It won't affect the value, because what's being valued is THAT PROPERTY.

    And that value appears to be more than you can afford.

    Sure, by all means offer what you CAN afford, and hope that your offer is accepted. But that may be optimistic.
