We found a house we like the look of

But I think it's a pre fab house so we won't get a mortgage on it.
Can anyone confirm?

Well, the EPC says 'system built' with a part that is solid brick, which is probably the utility area. It's been externally insulated, so is deemed quite efficient at retaining heat.
As to the system, someone will recognise it.
It may well be mortgageable, especially as someone has risked put money into the place in the last decade or so. Many non-standard construction houses are OK for mortgage purposes, but others aren't, so it's a matter of pinning-down the type.
You could always speak to neighbours. Some have bought nearby recently.0 -
If it was unmortgageable I would expect it to be marketed for cash buyers only. Although I suppose it is possible the vendors might not realise it's unmortgageable.0

Hi,
in the listing details it asks, 'Require a mortgage? Call 01633 439444, so call them.0 -
I think it will depend on what work the local council did to it before someone used right to buy. I can't see anyone getting a mortgage for it in its original condition but if someone bought it using right to buy then they probably got a mortgage for it.0

Looking at the neighbours it's a steel frame house (or used to be)

It looks like a typical BISF house which will limit the number of banks willing to lend. But you might be able to find a lender.
It's had something done to the outside, so you'd need to find out the details of what was done and by whom. If structural work has been done to convert it into a standard construction house you'll need details of the conversion and there should be a certificateChanging the world, one sarcastic comment at a time.0 -
I think Halifax is the only lender of this build type.0
