How to approach a probate sale that's not on the market yet?

Thanks for the info. just to clarify - are you saying that the executor can't legally sell a house based on one or more valuations (even if it was a RICS valuation) if there is only one executor and multiple beneficiaries and that the only legal method of sale is the open market?getmore4less wrote: »Legally the executor can be sued if if any beneficiary(of the house sale) is not happy with the way the house was sold.
Equally, if all the beneficiaries are happy to accept the price offered by a private buyer, the executors can go ahead with the deal.
Sometimes, speed of sale and a reduction in fees can make an offer very acceptable.0 -
OK so first draft (sensitive bits X'd out):-
Hi,
I’m sorry for the loss of your mother. I have learned via a neighbour that you are looking to sell your mum’s property and we are looking for our ‘forever home’ in this area to raise our family – we have a daughter who’s X and a little boy on the way. We’re in a chain-free position - we are renting and not tied into a fixed term contract so we are flexible in terms of timescales.
If you’d be interesting in taking this further then we’d really love to have a look, so please call me on XXXXXXXXXXXX.
Thanks
Me personally would be thinking, and? This would not influence me, probably I'm not the sentimental type.
The valuation figure sounds fair to me though.
In your case, good luck and lets hope it's a positive one.0 -
Have recently been in a similar situation selling a probate house and my sisters and I would have been fine with your letter, but would only sell to you if you offered the full price. Otherwise we'd put on the market and see what happened from there.0

Well just to prove a few of you wrong the vendors phoned me last week and we had a very nice chat. They've said it's still going on the market but we will be the first to see it once it's ready (they're sprucing it up a bit before listing it for sale). Nothing lost and nobody insulted.0

Please tell me you offered some condolences this time?0 -
I'm in the position of being both the administrator and sole beneficiary of my mother's estate. A note like this would not offend me. If I wasn't selling, I'd just ignore it. But that is just me0
