    it's absolutely none of your business how much profit the owner stands to make, so i can see why that has some people irritated.

    i highly doubt that you can claim the costs of the surveys. this is something every potential buyer would go through - sometimes it will highlight an issue, sometimes not. should a survey that highlights no problems be able to be claimed back against the 'profit' of the seller? no. so why would they reimburse your costs?

    you could however argue that they would need to fell the tree before you complete. they can either do so or say no, in which case you can fell the tree yourself or find somewhere else.
