Mine shaft within 20m of boundary

Hi there
Just wondered if anytime had any experience of buying a house and getting a mortgage on a house with mine shafts within 20m of boundary, but main building not within zone of influence for effects of ground movement?
Any thoughts would be helpful. Not worried about the shafts being there, it's a mining area just wondered whether it's worth going for, would hate to find out we couldn't get a mortgage on it too far in!

Arrgghhhh this is the position we are in and are due to find out the outcome any day now. We also live in a mining area and had to pay for an extra mining report, which located a shaft in the garden that backs onto our garden, now our lender has requested an interpretive report to gain knowledge of exact location and any treatment I believe. We are scared lol but I will report back as soon as we know. I don't know what the zone of influence is so unsure whether the house falls into that area.0

Hi! Thanks for your reply! I really hope this goes well for you, It seems every house we like has a mine shaft lol and can't get concrete advise on how it impacts mortgage valuation etc anywhere!
It's the interpretive report that comments on likely zone of influence... who is you lender of you don't mind me asking?

Nationwide is the lender... well hopefully haha. The house next door to the house with the shaft sold a few years ago and the house next door to our potential home also sold a few years ago, presumably with mortgages but we will see what happens. Same here about houses with mines, I feel as though, to stay in this area we are going to be near a mine no matter what we buy. Arrrgghhh. I will report back as soon as we hear

Hey. As promised Hopefulsoph... We have just got back from a weekend away and a letter from the solicitor with the results of the interpretive report were here. Our house is not at risk of damage from the shaft so we are good to go as long as nationwide approve which solicitor can't see why they wouldn't as we are clear of the zone of influence. Yay. Xx0
