House insurance and building works

So, the situation:
I am in process of buying a house, speeding on towards exchange.
I have a few renovations I want to do to the house shortly after completion (removing a chimney, insulating a flat roof, and getting a new boiler).
Looking at house insurance quotes, they all ask if there is any current building work - and the quote shoots up if there is! (I realise that there isn't *current* work at the moment, but I presume that if I said no then any damage resulting from the building work would not be covered).
What are my options here that ensure a reasonable cost while still covering any damage resulting from the renovations? If the answer is "talk to a broker", then recommendations would be appreciated!

Say no, but then call your prospective insurer and ask them if they will accommodate building works as an existing customer.
I'd recommend using a Broker as they will do the legwork, use a small high street one, avoid any huge brokers (like BGL) and avoid Swinton at all costs!0
