Re-negotiate after survey. Advice pls

Long story short. Full survey has highlighted serveral issues with the house we want to buy. Roof has one major hole and several little ones. We have quotes for doing all the holes coming out at £4k+ so reoffered accordingly. Seller comes back only willing to drop £2k (after quote he had last summer to repair big hole).
We're now jittery cos survey revealed other holes and other stuff (seller said as he's only aware of the big one he's only prepared to drop price for that one). But we feel thats what survey for and if he'd got it fixed back then wouldn't be further issues with bedroom ceiling?

Kind of feel like we're buying a lemon. Sold our house and they're keen to move in. Worried we'll be homeless!

Advice please....

What has caused the holes in the roof and has any water been getting in to rot the wooden parts of the roof or the joists of the ceiling of the roof below?

Birds do not remove tiles from a roof to get into it. The holes must have been there first or the birds would not have been able to get in. You need to know why there are holes in the roof. Is it just that the previous owners did not repair it or has something moved?

If a roof has a hole in it water will have got in as well as birds unless the hole is under the eaves. If water has got in you need to know what that has done to the structure under the hole. Water getting in through a hole in the roof will affect whatever is always getting wet underneath it.

If you are still interested in this house you need to find out if water has got in through the holes and also what that water has affected.

When you say holes in the roof do you mean missing tiles? If so then £4k seems very high for just replacing a few tiles?!

But, as Cakeguts has already said, if water has penetrated and damaged the roof timbers (highly likely) then you will be looking at a much bigger job and a lot more than £4k.

It was birds nesting under tiles which has damaged the felt. Tiles slipped so driving rain could penetrate. There has been water get in as ceiling in bedroom affected. Would it always be the case the wood is complete write off?

Rent cheaply for a while, wait for the market to "soften".

Well if there is evidence of water getting as far as the interior (bedroom ceiling) then yes the roof timbers will almost certainly also have got very wet, it depends how long the problem has existed for as to whether rot has had chance to set in or whether they can be dried out and rescued.
