When to reduce house price ?

Hi - Our house has been on the market for 2 months with no viewings at all.
The latest house sale prices show it is actually on for a competitive price so currently not over priced.
However I accept that house prices are going to fall but my problem is when do we reduce ours ?
I don't want to be the only one as then we are knackered buying the next one if they have not reduced iyswim ?
Does it happen slowly or will the EA advise us to do it ?
We are in no mad rush to move but as the ankle munchers are rapidly getting bigger we do need a bigger house.

A house nerby where i live has been put up for sale for over 10 months before it's finally sold recently. 2 months are nothing, be patient and wait longer.0

I would drop price very quickly if I hadn't even had a viewer. I've been on for three weeks and I've have dropped by now if I'd heard nothing. The time you first hit the market is the time to expect the most viewings. I agree with Woby_Tide that you are either overpriced or undermarketed.
I think what pinkshoes was trying to say, in a less then polite manner, was that if you were prepared to provide a link to the property, then we cd be prepared to tell you where we think you might be going wrong.Everything that is supposed to be in heaven is already here on earth.

ALL PROPERTY WILL SELL IF THE PRICE REFLECTS WHAT IS OFFERED.
People instictively know if the price is right. No means 'no interest in the offering for the price demanded'.
Agents of course want to sell or they dont eat. I suspect they told you what the place is really worth when you met.

Like with most things, a house is only worth what somebody is prepared to pay for it. If you haven't had a single viewing in 2 months, the price has to be too high - I say reduce it ASAP, unless you're prepared to wait a very long time0

You haven't tried selling where we are then. The only houses cheaper than ours are ones that needs 90-95% renovation work.

2 Months isnt a long time. The buyer for your house is out there you just havent met them yet. ;-)
A house can go on and sell immediatley because the right person is looking for that house at that time.
No viewers at all on a house that in your words is competitvely priced is probably more down to bad marketing.0 -
